Three things every Memphis house fights

Humidity

Long, sticky summers keep air conditioners running for months. An AC that can't pull moisture out of the air leaves the house clammy, and that's how mold gets a start.

Water

Heavy rain can overwhelm drains and low streets fast, and creeks like Nonconnah and the Wolf River can rise after a big storm. Crawl spaces are often the first place water collects.

Freezes and outages

Hard freezes are rare, which is why they hurt. In December 2022 and again in January 2024, frozen and broken pipes led MLGW to put the whole system under a boil water advisory.

Midtown porches to Collierville cul-de-sacs

Midtown neighborhoods like Cooper-Young and Central Gardens have many early 1900s homes, often on crawl spaces with older plumbing and wiring. East Memphis has lots of mid-century ranch houses under big oaks. Germantown, Collierville, Bartlett and Cordova grew mostly in later decades, so their calls lean toward AC systems, water heaters and storm damage.

One utility for power, gas and water

Most Memphis homes get electricity, natural gas and water from MLGW (Memphis Light, Gas and Water). That makes MLGW the first call for an outage, a gas smell (from outside, after you leave) or no water. For a problem inside your home, like a pipe, the furnace or the wiring, you need a provider.
